1. Definitions

In these Terms and Conditions:

  • "Service" refers to property consultation and relocation services provided by lumiveiaras
  • "Client" or "You" refers to individuals or entities engaging our services
  • "We," "Our," or "Us" refers to lumiveiaras
  • "Agreement" refers to the contract formed upon service engagement
  • "Personal Data" has the meaning set out in the Personal Data Protection Act 2012

2. Acceptance of Terms

By engaging our services, submitting inquiries through our website, or communicating with our team, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions. If you do not agree to these terms, please do not use our services.

You must be at least 18 years old and have the legal capacity to enter into binding contracts in Singapore to use our services.

3. Services Description

lumiveiaras provides the following property consultation services in Singapore:

  • Guided Residence Matching: Structured property matching based on individual preferences and requirements
  • Lease Intelligence Report: Detailed market analysis for specific properties under consideration
  • Integrated Arrival Programme: Comprehensive relocation management for overseas arrivals

Service descriptions, scope, and deliverables are specified in individual service agreements. We reserve the right to modify service offerings with advance notice to clients.

4. Service Engagement

Service engagement occurs when:

  • Client completes initial consultation and service agreement
  • Client provides required information and documentation
  • Applicable service fees are paid according to payment terms

We reserve the right to decline service engagement if we determine that we cannot adequately meet client requirements or if engagement would create conflicts of interest.

5. Client Responsibilities

Clients agree to:

  • Provide accurate and complete information required for service delivery
  • Respond to requests for information or clarification in a timely manner
  • Notify us promptly of any changes to requirements or circumstances
  • Review provided information and recommendations thoroughly
  • Make independent decisions regarding property selection and lease commitments
  • Comply with all applicable laws and regulations

6. Payment Terms

Service fees are as follows:

  • Guided Residence Matching: SGD 230 (50% upon engagement, 50% upon property identification)
  • Lease Intelligence Report: SGD 650 (payable upfront)
  • Integrated Arrival Programme: SGD 1,800 (milestone-based payments available)

All fees are in Singapore Dollars and exclude applicable taxes. Payment is due according to schedules specified in service agreements. Late payments may incur interest at 1.5% per month. We reserve the right to suspend services for overdue payments.

7. Refund Policy

Partial refunds may be provided if clients decide not to proceed after initial consultation, calculated proportionally based on work completed. No refunds are provided once property identification (Guided Residence Matching), report delivery (Lease Intelligence Report), or programme commencement (Integrated Arrival Programme) has occurred.

Refund requests must be submitted in writing to [email protected] and will be processed within 14 business days of approval.

8. Intellectual Property

All content, materials, methodologies, and intellectual property developed by lumiveiaras remain our exclusive property. This includes matching algorithms, questionnaire frameworks, report templates, and analytical methods.

Clients receive a limited, non-exclusive license to use reports and materials provided for their personal property search purposes only. Clients may not reproduce, distribute, or commercialize our proprietary methods or materials.

9. Confidentiality

We maintain strict confidentiality regarding client information and service details. Client data is used solely for service delivery and is protected according to our Privacy Policy.

Clients agree to maintain confidentiality regarding our proprietary methods, pricing structures, and business practices shared during service delivery.

10. Disclaimers

Important limitations on our services:

  • Advisory Nature: Our services provide consultation and information. Final decisions regarding property selection and lease agreements are client responsibility.
  • No Guarantees: We do not guarantee specific outcomes, property availability, rental rates, or landlord acceptance of applications.
  • Market Conditions: Property market conditions change rapidly. Information provided reflects conditions at time of delivery.
  • Third-Party Information: While we verify information sources, we cannot guarantee absolute accuracy of third-party data.
  • Professional Advice: Our services do not constitute legal, tax, or financial advice. Clients should consult appropriate professionals for such matters.

11. Limitation of Liability

To the maximum extent permitted by Singapore law, our liability is limited to the fees paid for the specific service in question. We are not liable for indirect, consequential, or incidental damages including lost profits, opportunity costs, or relocation expenses.

We maintain professional liability insurance of SGD 2 million. Claims must be made within 12 months of service completion.

12. Indemnification

Clients agree to indemnify and hold harmless lumiveiaras, its directors, employees, and agents from claims, damages, or expenses arising from client misrepresentation, breach of these terms, or violation of applicable laws.

13. Service Termination

Either party may terminate services under the following conditions:

Client Termination: Clients may terminate with written notice. Fees for work completed remain payable.

Our Termination: We may terminate if client provides false information, fails to meet payment obligations, or if continuing service would compromise professional standards.

Upon termination, we will provide work completed to date. Confidentiality obligations survive termination.

14. Force Majeure

Neither party is liable for failure to perform obligations due to circumstances beyond reasonable control, including natural disasters, government actions, pandemics, or technological failures. Affected obligations are suspended for the duration of such circumstances.

15. Dispute Resolution

Disputes should first be addressed through good-faith informal negotiation. If unresolved within 30 days, disputes will be settled through mediation at the Singapore Mediation Centre before pursuing other remedies.

These terms are governed by Singapore law. Singapore courts have exclusive jurisdiction over disputes arising from these terms.

16. General Provisions

Additional terms:

  • Entire Agreement: These terms constitute the complete agreement between parties regarding services, superseding prior communications.
  • Severability: If any provision is found invalid, remaining provisions continue in effect.
  • Waiver: Failure to enforce any provision does not waive our right to enforce it later.
  • Assignment: Clients may not assign service agreements without our written consent. We may assign agreements in connection with business transfers.
  • Notices: Written notices should be sent to [email protected] or to client contact information on file.

17. Changes to Terms

We may update these Terms and Conditions to reflect changes in our practices, services, or legal requirements. Updates will be posted on this page with a revised "Last Updated" date. Significant changes affecting active service agreements will be communicated directly to clients.

Continued use of services after terms updates constitutes acceptance of revised terms.
