Properties are scored against your profile and presented in ranked order, with clear explanations for each recommendation. Most clients view between 3-5 properties before making a decision.

What information is included in the Lease Intelligence Report?

The report includes a comprehensive analysis of the property's rental history over the past 36 months, comparable transactions within the building and surrounding district, an assessment of the current asking rent relative to market conditions, landlord reputation insights gathered from tenant networks, building management track record, and a forward-looking section on planned developments that may affect your living experience. The report is delivered within 5 business days of your request.

What does the Integrated Arrival Programme cover?

The programme begins 8-12 weeks before your arrival with virtual property viewings and lease negotiations. Upon landing, we coordinate airport-to-residence transfer, arrange temporary accommodation if needed, guide you through government registration processes, provide banking and telecommunications setup advisory, and conduct neighbourhood familiarisation. A local liaison remains available by phone and messaging for the first twelve weeks to address questions as they arise.

How long does it typically take to find a suitable property?

The timeline varies based on your requirements and market availability. Most clients using our Guided Residence Matching service identify a suitable property within 2-3 weeks. For those with more specific requirements or particular timing constraints, the process may extend to 4-6 weeks. We encourage allowing adequate time rather than rushing the decision, as finding the right residence significantly affects your daily experience.

Are your service fees negotiable or refundable?

Our service fees are structured to reflect the work involved and are generally not negotiable. However, we do offer flexibility in how services are combined. For the Guided Residence Matching service, 50% is payable upon engagement and 50% upon property identification. The Lease Intelligence Report is payable upfront. The Integrated Arrival Programme can be structured with milestone payments. If you decide not to proceed after the initial consultation, we offer a proportional refund based on work completed.

Your personal information is stored securely and accessed only by advisors directly involved in your case. We do not share your data with third parties without explicit consent, and all communications are conducted through encrypted channels.
