Our Story

lumiveiaras began in 2018 when three property consultants in Singapore noticed a recurring pattern in their work. Clients would often express frustration with the conventional rental search process — too many viewings of unsuitable properties, insufficient information about buildings and neighbourhoods, and a general sense that advisors were focused on closing deals rather than understanding needs.

The founders decided to approach the work differently. Instead of maximising the number of properties shown, they invested time in understanding each client's actual requirements through detailed conversations and questionnaires. Instead of presenting every available option, they developed a scoring system to rank properties based on individual preferences. Instead of rushing to close transactions, they provided comprehensive market analysis and encouraged clients to take the time needed to make informed decisions.

This approach proved effective. Clients reported higher satisfaction with their chosen residences and fewer instances of breaking leases early due to mismatched expectations. Word spread through referrals, and the practice grew steadily. In 2021, lumiveiaras expanded to include specialised relocation services for overseas arrivals, recognising that property selection is just one component of a successful move to Singapore.
